A front door is the one exterior surface where refinishing and replacing are genuinely close decisions, and where homeowners are most likely to spend money on the wrong one.
Spend $600 refinishing a door whose core has delaminated and you have a beautifully painted door that still does not close properly in February. Replace a perfectly sound 15-year-old fibreglass door because the finish looks tired and you have spent several thousand dollars on a paint problem.
So before anything about colour, product, or method, there are two tests. They take about ninety seconds and they come from the industry rather than from me. If it is the interior doors and trim you are pricing instead, that is a different job with different rates: see trim and door painting cost.

First: is this door worth refinishing at all?
Test one, the flex test
Put a foot against the base of the door on the lock-stile side, and pull the top of the door toward you.
The Steel Door Institute treats movement beyond about a quarter to three-eighths of an inch as an indication that the door's core has delaminated from the skins (Steel Door Institute). A delaminated core is a structural failure. Paint does not address it, and the door will keep behaving badly.
One caveat on the source: the Steel Door Institute writes about commercial hollow-metal doors. The criteria transfer well to residential steel entry doors, but it is a commercial document and I would rather tell you that than imply otherwise.
Test two, the rust check
Look along the bottom rail and the lower third of a steel door for rust breaking through the finish.
The Steel Door Institute's position is unambiguous: once you see rust on the exterior of the door, the core has been compromised, and the door will need to be replaced.
That is worth sitting with, because the instinct is always to sand it and prime it. Therma-Tru takes a similarly serious line on early rust in its own finishing guidance: early signs of rust should never be ignored nor simply primed or painted over. Its remedy for genuinely early rust is to sand with 150 grit and then 220 grit or finer until the surface is free of rust and smooth, then spot prime with an alkyd-based primer. Note the specification of an alkyd primer, not whatever is in the garage.
Test three, the frame
Check whether the frame is still plumb, level, and square. If it is not, the Steel Door Institute's guidance is to replace the door and the frame. A new slab in a racked frame will not seal.
What is not a reason to replace
Slight warp. Novatech, a Canadian door manufacturer, states in its warranty that warping under a quarter inch is considered acceptable, referencing CAN/CGSB-82.5-M88 and AAMA/WDMA/CSA 101/I.S.2/A440-08. Masonite's distributed warranty language sets the same quarter-inch threshold.
Two independent manufacturers plus a CSA and CGSB standard converging on a quarter inch is about as solid as this kind of criterion gets. If your door has a slight bow but seals and latches, it is a refinishing candidate.

That last row is honest rather than evasive. I looked for published criteria on rot depth, fibreglass skin delamination, and failed thermal seals in door glass, and could not find authoritative thresholds for any of them. Anyone giving you a precise number for those is making it up.
Second: what is your door actually made of?
The substrate decides the coating, and it decides whether stain is even an option.
Fibreglass. Most Toronto entry doors installed in the last 25 years. Therma-Tru requires them to be finished within six months of installation for the warranty; Novatech requires painting or staining within six months on all six surfaces or the warranty is void.
The stain question is more specific than the internet suggests. Therma-Tru's Smooth-Star line states in capitals: do not stain, only paint. Its woodgrain lines, Classic-Craft and Fiber-Classic, permit staining but only with Therma-Tru's own Same-Day Stain and Topcoat kit, and if you are painting them instead, you prime first. So "gel stain your fibreglass door" is a manufacturer-specific answer, not a universal one. Check your door line.
Steel. The factory primer on a steel door is a temporary rust retardant, not a finish. Therma-Tru is explicit about that. Steel needs finishing within days of installation, not months, and the failure mode to watch is rust at the bottom edge.
Wood. The most beautiful and the highest maintenance. PPG ProLuxe publishes maintenance intervals that quantify the exposure problem precisely: two to three years on south and west exposures, three to four years on north and east. Wood moisture content must be below 18% before coating. Tannin-rich species like redwood, cedar, mahogany, and Douglas fir bleed and need treating with an oxalic acid solution. Exotic hardwoods such as ipe, mahogany, teak, ironwood, and tigerwood have dense cell structure that resists penetration and need an acetone wipe immediately before coating.
The dark colour question, answered precisely
This one gets repeated loosely, so here is what the documents actually say.
No manufacturer document I verified excludes dark colours. What they do is exclude heat damage, and identify dark colour in direct sun as the way you get there.
Therma-Tru is permissive: a door can be painted a dark colour and even placed behind a storm door if desired, but warns that with a dark colour the surface temperature can get extremely hot when exposed to direct sunlight. Masonite's distributed warranty language advises that dark finishes should be avoided, especially where a door is exposed to direct sunlight. Novatech's Canadian warranty has no dark-colour clause at all, but excludes any damage caused by exposure to excessive heat, giving as its example a door installed behind an unvented storm door exposed to the sun.
So the honest version: dark colour plus south or west exposure plus an unvented storm door is the combination that gets you into the excluded territory. A dark north-facing door with no storm door is a different risk entirely.
The coatings, and the temperature that decides your season
Four products are genuinely rated for exterior doors, and they are not interchangeable.

Two scope limits worth reading before you buy. Sherwin-Williams restricts Emerald Urethane Trim to doors, trim, and other small areas of wood or metal, and says not to use it on the main body of exterior structures. Benjamin Moore's Advance high gloss permits properly primed metal, masonry, and stable trim substrates such as cedar and redwood, and tells you not to use it over exterior pine.
The practical consequence: for three of the four products, the Toronto front door season is roughly mid-May to late September. Corotech Command at 1.7°C is the one that meaningfully extends it, which is a real argument for using a commercial coating on a residential door in October.
And with ProLuxe, temperature is often not even the binding constraint. Its sheet also requires no rain, dew, or frost forecast within 48 hours, a surface at least 3°C above the dew point, and double the drying times when relative humidity is above 50%. In a Toronto September, morning dew closes more days than the thermometer does.
The October door call: I get these every year, usually from someone who wants a red door for the holidays. If the door is fibreglass or steel and we are painting it, Command lets us do it. If it is a stained wood door needing ProLuxe, the answer is spring, because three coats at 24-hour recoats with a 48-hour weather window on either side does not exist in Toronto in late October.
Spray or brush: the honest answer
I want to push back on how this question is usually answered, including on a lot of painter websites.
There is no credible study measuring durability of sprayed versus brushed door finishes. The figures circulating online, which claim sprayed enamel lasts eight to ten years against brushed failing between years three and five, come from single low-authority sources with no methodology and suspiciously round numbers. I am not going to repeat them.
What is documented is narrower.
Manufacturers publish spray specifications, which means spray is a sanctioned method rather than a shortcut:

Notice what those specifications are: a target dry film thickness, not a technique. That is the legitimate technical case for spraying a panelled door. A door has stiles, rails, raised panels, and profile transitions, and a brush loads those unevenly, heavy in the corners of the profile and thin on the field. Spraying is the practical way to hit a uniform specified film across all of it.
But it is coating-dependent, and PPG says the opposite. ProLuxe Door and Window states plainly that roller or spray application is not recommended, that brush is the preferred method, and that if a roller or spray is used you must back-brush immediately. A penetrating finish needs to be worked into the wood, and spraying it just lays it on top.
So: waterborne enamels on fibreglass, steel, or painted wood, spray if you can. Penetrating finish on stained wood, brush.
There is one more small piece of evidence that sprayed and brushed films genuinely differ. Sherwin-Williams advises that when the original application was by spray, running touch-up paint through the spray tip first will help the touch-up match. That instruction only makes sense if the two films have measurably different surface character.
Take the door off
Therma-Tru recommends detaching the slab, and is emphatic about hardware: do not simply mask. Remove all locks, strikes, hinges, and knockers.
Three reasons this matters:
- All six sides must be finished, including top and bottom edges. Those edges are exactly where water gets into a door, and you cannot properly coat them on a hung door.
- Every one of these coatings levels better horizontally. Flow and levelling work with gravity, not against it.
- Weatherstripping has to come out. Therma-Tru's instruction is to pull it out before painting and re-insert only after the door is completely finished and dry.
The trade-off is that your entry is open while the door is off, so it becomes a one-day job planned around the weather and the client's schedule.

The thing nobody publishes: when can you close the door?
Cure time decides a cabinet job the same way, and we chart it across four products in Advance vs Command vs Emerald vs Cabinet Coat.
I went looking for a manufacturer figure on how long to wait before closing a freshly finished door against its weatherstripping. There isn't one. Not in any technical data sheet I checked.
That is a real gap, because it is the single most common way a good door finish gets ruined. The failure is called blocking: a film that has not hardened enough gets pressed against another surface and sticks, then tears when you open it.
What you can work from is cure data:
- Benjamin Moore Advance: up to 30 days to optimum hardness, and at least 5-7 days before heavy service
- PPG ProLuxe: 7 days full cure
- Corotech Command: return to service at 24 hours
- SW Emerald Urethane Trim: cure not published, but the sheet claims excellent blocking resistance, which is precisely the property in question here
- Therma-Tru: re-insert weatherstripping only after the door is completely finished and dry
My practice, and I will label it as practice rather than specification: keep the door open as long as the household can stand it, re-insert the weatherstripping only when the film is genuinely hard rather than merely dry, and where a door must close sooner, choose the fastest-curing product rather than the best-looking one. A gorgeous Advance finish that blocks to the weatherstrip in week one is worse than a Command finish that does not.

The honest position on cost is that I do not have Canadian data worth citing. Every Canadian entry door price I could find came from window and door installers' own marketing pages, which are not sources.
What does exist is US resale data, and it needs three caveats stated before the number, not after.
Zonda's 2025 Cost vs. Value Report, the 38th annual edition published in September 2025, covers 28 projects across 115 US markets with cost data from Verisk XactRemodel:
- Entry door replacement, steel: $2,435 job cost, $5,270 resale value, 216.4% cost recouped, second highest of 28 projects
- Grand entrance, fibreglass: $11,754 job cost, $9,995 resale value, 84.7% recouped
Now the caveats:
- This is US data in US dollars across US markets. It contains no Canadian market at all.
- The two rows are not comparable to each other. "Grand Entrance, Fibreglass" is a door with sidelights and a transom, a far larger job than a plain steel slab. The gap between 216% and 85% is mostly scope, not material. Presenting it as "steel beats fibreglass" would be misleading.
- Cost vs. Value surveys real estate professionals' opinions of value added. It is not transaction data. A 216% figure means realtors estimated that much value added, not that anyone received it.
With all three caveats, the directional signal is still worth something: entry door work has consistently ranked among the strongest-returning exterior projects in that report. It does not tell you what a Toronto door costs.
How the money usually actually breaks down: on the jobs we quote, refinishing a sound entry door is a fraction of replacing it, and the decision is rarely close once the two tests are done. The doors where it is close are wood doors on south or west exposures, because ProLuxe's own maintenance interval of two to three years on those elevations means you are signing up for a recurring job, not a one-time one.
