Should you seal the gap between siding and foundation?
Sometimes yes, sometimes no, and getting it wrong here is one of the more expensive mistakes a homeowner can make with a caulking gun. The horizontal joint at the top of the foundation, where the wood sill or rim joist sits on the concrete, is meant to be sealed. That is an air-leak and pest path. The gap at the bottom edge of the siding itself, behind vinyl or engineered panels, is often meant to stay open so water can drain and the wall can dry.
I'm Chad Caglak, and after 20 years on Toronto exteriors I've pulled failed caulk off far more foundations than I've sealed. Half of it should never have gone on in the first place. Somebody saw a gap, assumed a gap was bad, and ran a bead across a drainage slot. Two winters later there's rot in the rim joist. So before any of the how-to, sort out which gap you're looking at.

How to tell a working gap from a failed joint
Look at where the gap sits and what it drains. There are two very different gaps on most Toronto houses, and they get treated in opposite ways.
The joint you seal is the one at the top of the foundation. Concrete or block stops, and the wood framing begins. On many homes there is trim, a starter strip, or a sill that sits right on the parging. The gap you leave alone is at the bottom of the siding. Vinyl siding, engineered wood, and any rainscreen assembly are built to shed water down and out, and behind the bottom course there are weep paths and a drainage exit. The Vinyl Siding Institute is explicit that vinyl is installed to hang loosely and move with temperature, and that certain joints are left uncaulked on purpose (VSI Installation Manual, 2023). Seal that exit and you dam the water that inevitably gets behind the panel.

When a wide gap needs backer rod and polyurethane
Any joint wider than about a quarter inch needs a foam backer rod before sealant, not a thicker bead. This is the step most homeowners skip, and it is the reason so many wide beads split down the middle by the next spring.
A sealant bead works by stretching. It can only stretch if it is thin enough in the middle, which is why the target profile is an hourglass: bonded to each side, thin and free in the centre. Push a backer rod into the joint first and it sets that depth for you. Manufacturers spec the sealant depth at roughly half the joint width for gaps over a quarter inch, with the backer rod diameter about 25 percent larger than the gap so it stays wedged in place (Sika Sealing and Bonding guide, 2025). Skip the rod, fill the whole void with polyurethane, and the bead is now too thick to move. Toronto's freeze-thaw does the rest.
For the sealant itself, use a high-movement polyurethane or hybrid polymer, never acrylic latex, on a concrete-to-siding joint. How to seal the joint, step by step
Work a dry stretch with surface temperatures above the sealant's minimum, usually 5C, and give the bead a day before rain. Here is the sequence I run.
1. Confirm it should be sealed. Walk the line and sort each section into seal or leave using the table above. Mark the drainage exits with tape so nobody beads over them.
2. Clean the joint. Wire brush loose parging, dust, and old failed caulk out of the gap. Both faces need to be sound and dry for the sealant to bond. Trapped dirt is the number one bond failure I see.
3. Seat the backer rod. For any gap over a quarter inch, press the closed-cell rod into the joint with a putty knife to a uniform depth, roughly half the joint width below the surface. Do not puncture the rod. A punctured rod outgasses and bubbles the bead.
4. Lay the bead. Gun the polyurethane in one steady pass, pushing the sealant ahead of the nozzle so it fills against both faces rather than bridging over a void.
5. Tool it hourglass. Drag a soapy gloved finger or a tool along the bead once, firmly, to press it into both sides and leave a slightly concave face. One pass. Overworking a polyurethane bead skins it and drags it.
6. Leave the drains open. Double-check that no bead crossed a weep slot or the bottom edge of the siding. If one did, cut it out while it is fresh.
7. Cure before paint. Most polyurethanes need a day or more before overcoating, longer in cool weather. Check the tube.
When the gap is a bigger problem than caulk
A gap wider than roughly three quarters of an inch, one that is uneven end to end, or one that keeps opening after you seal it is not a caulking job. It is telling you something moved or something is missing underneath.
The common culprit in Toronto is failed parging. When the mortar coat on the exposed foundation spalls and drops away, it opens a real gap between the top of the concrete and the siding above, and no bead spans that honestly. Settlement is the other one. A joint that is tight at one end and open at the other, that has clearly grown year over year, or that shows up alongside fresh interior cracks and sticking doors can point to foundation movement. Pest and water intrusion raise the stakes. An open gap at the sill is a mouse highway and a wind-driven-rain path into the rim joist, which is why the top-of-foundation joint is worth sealing promptly once you have confirmed it is static. Rot in a rim joist is framing work, an order of magnitude past a tube of sealant.
