Midtown is one of my favourite parts of the city to work in, partly because of the variety. Walk down a street in Davisville Village and you've got beautifully maintained heritage homes with mature trees out front. Head to Yonge and Eglinton and you're surrounded by a condo boom that's reshaped the skyline over the last decade. Go toward Forest Hill South and the properties get grander — detailed millwork, old-growth landscaping, homes that need a painter who takes the details seriously.
We've been painting across Midtown for over 20 years. That means we've worked in most of the condo buildings along the Yonge corridor, painted a lot of Victorian semis in Davisville, and handled the larger heritage properties in Forest Hill South. The variety keeps the work interesting and the experience has made us better at all of it.
What Makes Midtown's Homes Distinctive
Midtown gives you two very different kinds of painting jobs, often on the same street.
Heritage homes from the early 1900s have plaster-and-lath walls, original wood trim, crown moulding, and high ceilings. The prep work is more involved: crack stabilization, skim coating where the plaster is rough, the right primers for old surfaces. Skip the prep on a plaster wall and you'll see it in a few months. We don't skip it.
Condos are a different job entirely. The surfaces are new drywall, the finishes are modern, and the main challenge is logistics: elevator bookings, noise restrictions, insurance certificates, building management coordination. We've done this hundreds of times in Midtown and it's routine for us at this point. You pick your colours and we handle the rest.
Forest Hill South sits in its own category. These are larger homes with extensive trim, wainscoting, built-in cabinetry, and architectural details that deserve careful, patient work. They're not fast jobs and they shouldn't be.
Interior Painting for Houses
Midtown houses run the full range: compact semis in Davisville to large detached properties in Forest Hill South with high ceilings and elaborate trim. We adjust our approach to what's actually in front of us.
Plaster walls get different prep than drywall. Period trim gets hand-painted with Benjamin Moore Advance for a furniture-like finish. Modern open-concept spaces in renovated semis get efficient roller work with precise cut-in lines. We don't have a single process we apply to every job.
Full house interiors in Midtown typically run $4,500–$9,000. Heritage homes with detailed trim and high ceilings are toward the upper end. A single room is usually $400–$900.

Condo Painting
Midtown is condo territory, especially around Yonge and Eglinton. We paint units in buildings across this corridor every week. The process is efficient because we've done it so many times: we handle all building logistics, coordinate the elevator, follow noise rules, and get in and out without making your life difficult.
Quick turnaround matters when you're living in the space. A 1-bedroom typically takes 1–2 days. A 2-bedroom runs 2–3 days. We respect that your home is your home, not just a job site.
Condo painting in Midtown runs $1,200–$4,500 depending on unit size.

Exterior Painting
Midtown's heritage homes deserve exterior work that respects their character. We handle multi-colour Victorian trim schemes, proper prep for older wood siding, and colour choices that look right on your specific street. It's not just picking a colour from a fan deck. There's a judgment involved in what suits a particular home.
Modern homes in the area get clean, crisp finishes with the same thorough prep: power wash, scrape, caulk, prime, then two coats.
Exterior painting for Midtown homes runs $4,500–$10,000. Victorian semis with detailed trim tend to be $6,000–$10,000. Trim, soffits, and fascia only typically run $2,500–$4,500.

How We Work
Every project starts with me coming to your space. For a condo, I can often give an accurate ballpark over the phone and confirm after a quick visit. For a heritage home, the walkthrough is essential — I need to see the wall conditions, the trim details, and what prep is going to be involved before I can give you a real number.
The quote is written, detailed, and doesn't change once we start unless the scope changes. I review every project personally before we call it done.
